About the role

The Technical Development and Maintenance Manager will lead the planning, coordination and supervision of preventive, corrective, regular and extraordinary maintenance of retail facilities and business premises in Zagreb. The role includes developing maintenance plans, managing a technical team and ensuring compliance with all legal, technical and safety regulations.

Key responsibilities

• Plan, coordinate and monitor preventive and corrective maintenance activities for all locations.
• Prepare maintenance schedules and track their execution.
• Lead and organize the technical team, supporting employee development.
• Manage relationships with suppliers and external contractors, including contracts and SLA management.
• Oversee project implementation, control costs, budgets, KPIs and invoicing, proposing improvements.
• Coordinate architects, designers and contractors to ensure regulatory compliance.
• Participate in the design and development of retail space layouts.
• Organize hand‑over processes for leased spaces.
• Conduct tendering and procurement for equipment and services.
• Handle administrative procedures for permits and approvals.
• Ensure legal, technical and safety compliance, including inspections, certifications and attestations.
• Maintain up‑to‑date technical documentation for all sites.
• Analyse market trends and competitor activities.
• Report regularly to senior management.

Required profile

• Proven experience in expanding retail real‑estate networks.
• Strong negotiation, organisational and project‑management skills.
• Experience coordinating construction, obtaining permits and managing facilities (preferred).
• Higher education in a technical, economic or related field.
• Minimum 5 years of experience in facility management or building maintenance.
• Knowledge of occupational safety, fire protection and building technical standards.
• Familiarity with digital tools such as CMMS and MS Office.
• Valid Category B driving licence.
