Group Property Project Manager

About the role

Importanne, one of Croatia's leading private construction companies founded 30 years ago, is looking for an experienced Project Manager to oversee the technical management, maintenance, improvement and development of property assets within the group. The position covers leading technical services, planning investments, managing new construction and development projects and ensuring the long-term functionality and value of properties. It is a responsible leadership role at group level.

Key responsibilities

• Organise and supervise technical management of business, commercial, hotel, residential, office and other group buildings
• Prepare and implement annual and multi-year maintenance and investment plans (CAPEX)
• Manage preventive and corrective maintenance of civil, mechanical and electrical systems
• Monitor building conditions and propose measures for energy efficiency, safety and functionality
• Lead adaptation, reconstruction, modernisation and new investment projects
• Coordinate designers, contractors, inspectors, consultants and suppliers
• Prepare technical analyses, investment proposals and cost estimates; control contracts, costs, deadlines and quality
• Manage technical teams and external partners and report regularly to the Board on buildings, investments and key risks

Required profile

• Degree in civil engineering, mechanical engineering, architecture or electrical engineering
• At least 10 years of experience in management technical positions
• Experience leading investment and reconstruction projects
• Active knowledge of English
• Category B driving licence
• Strong organisational, communication and negotiation skills

Required skills

• Building systems such as HVAC, electrical installations, elevators, fire protection and BMS
• Investment financial planning and maintenance cost estimation
• Nice to have: property, shopping centre, hotel and multi-site management experience, energy management systems
