Technical Service Manager

About the role

The Technical Service Manager leads the technical team responsible for the upkeep of a commercial centre building. This position ensures the facility operates smoothly, coordinates maintenance activities, and interacts with tenants and service providers.

Key responsibilities

• Lead the technical service team in daily building maintenance and fault resolution.
• Conduct regular inspections and technical reviews of the property.
• Organise work orders, coordinate repairs, and oversee preventive maintenance.
• Manage internal projects related to building upkeep for multiple tenants.
• Communicate with tenants in Croatian during interventions.
• Coordinate with cleaning staff, the head of maintenance, and external contractors.
• Plan and improve existing systems to achieve cost savings and quality gains.
• Ensure compliance with legally required inspections and servicing of all building systems.
• Handle procurement, inventory, and documentation of consumables and equipment.
• Read meters, calculate utility charges, and prepare billing data monthly.
• Report completed and planned works to senior management.

Required profile

• Technical degree (VŠS/VSS) or equivalent work experience.
• Minimum 5 years in building or technical system maintenance (HVAC, electrical, automation, networking).
• Proven team‑leadership and negotiation abilities.
• Strong organisational and analytical skills, including budgeting.
• Ability to work independently, proactively, and in a dynamic environment.
• Proficiency with MS Office.
